  • That’s a perfect property man. So much room for building and enlarging existing units to make all 3 full units and bath. Still have a nice center courtyard area. Only thing is no beach really.

    • Well Dennis…. you have to do your due diligence. But in my opinion, if you have to marry to buy something, it’s never a good idea

    • I wouldn’t get married to buy a property. But I thought maybe they changed the law when you had mentioned you were thinking about buying this because I knew you were an American and single. So I thought might have something might have changed. I know the land thing is the tough thing to get by. I am thinking about going out there and I just can’t get over that price do you have a address of that place. Or a realtor number. Thank you Derek I appreciate it

    • @@dennisjames143 The day they allow foreigners to buy property in the Philippines (never), properties are not going to be as cheap. They’ll be 5 times the price.

    • I know they can’t buy property but I read somewhere you can buy a condo in the Philippines as an American if it is filled up with 60% Filipino now true you don’t own property with a condo but that would probably be the closest thing you get to home ownership but I did hear I think it’s plausible if you did get married to a Filipino woman you could buy the property that’s what I was asking Derek but yes I figured you would have to get married as a American.

    • @@dennisjames143No, in the Philippines you can buy a house, but not land. You can buy a condo as you said (40-60), but also can buy and own a house 100%. You don’t have to get married to a Filipina. You’ll have to lease the land from somebody, but the house that sits on it, or that you build, is yours. After 50 years, depending on the agreement, you will have to remove the house out of that land or lose it to the land owner. In 50 years you will probably be long gone.

    • Looking at it, less than 1500 m2. Structure is about 100m2 tops. If I were to buy it , I’ll just improved on the existing and have a container for myself in case of typhoons . A native kubo will do. The current units , two will be short term rental , hope it’s enough for the upkeep and one will be for the caretaker. Property is too small to develop and there is no market for it in the near future .

  • What’s your hidden commission (if you want to be transparent and upfront). My guess is the property is 8 mill and you threw 2.5 on top for yourself

    People can type in a question on an online search regarding what you can and cannot buy/own in the Philippines and the government information will come up explaining what you need to know.👍

    Also it’s best to communicate with a realestate lawyer, they can find out who the true owners are, as some buyers have been duped many times, only to discover that the land or house belonged to someone else and the person selling may or may have not been aware at the time.
    That’s why Derek says do your Due Diligence 😊

    • OMG!!! Such an intelligent comment, I appreciate you, Victoria. Many people are so adamant about land ownership being so impossible in the Philippines as a foreigner because some vlogger said so and that’s all the facts they have. In general, thar is true, but there is a complexity in it that no one cares to speak of. Yet all these Koreans, Taiwanese, and Chinese are buying up land. Nothing in life is that straight forward and I am about to go find out what’s possible and what not in my own terms.

  • I don’t get what everybody thinks is so great. $200,000. and no house, just block rooms.? I’ve seen amazing homes in the Philippines for less $$

    • Yes in the USA 🇺🇸 u won’t get a house in good condition for $200,000 usd not even $350,000.I seen this recently renovated home in Thailand 🇹🇭 for only $70,000 usd and it’s really nice it has a traditional mixed with modern setting.I have also seen plenty of beautiful spacious homes in the Philippines.But in the Philippines if your looking for something more affordable in the Philippines for great quality I would look into the Mindanao region.Luzon and negros there is higher demand and the supply is starting to run short so prices will be a little higher and be fluctuating a bit more but not in Mindanao 😊.

    • @dalesmf4310 gates, concrete walls and solid sea walls cost money . Driveways and carport. The value is on the land. Anyways, anything is only worth what a buyer is willing to pay. That’s a nice property for someone who loves being that close to the ocean but worthless to someone who wants to farm.

  • Please stop acting like you have logical real estate “plans” or “ideas”. Building 20 units wouldn’t be ideal for this property. You need to be educated on realistic investment opportunities

    its sad to see and think most phillipinos that work, do so for 10-12 hour days and make like $5- $10 a day for that money some one like me wont even get out of bed wages here start at $20/hour 5 day work weeks 40 hour pay days
